Is the Jacksonville housing market crashing? Short answer: no. But buyers have more room to negotiate than they've had in years. Here's what the realMLS numbers show so far this year:
• Median sale price: $332K in Duval, up 1.2%. Steady, not crashing.
• 59% of active listings have already changed their price.
• Negotiating room: about $8,600 county-wide and about $12,800 in the historic neighborhoods.
In the video I break down what this means for buyers and sellers, and how Riverside, Avondale, San Marco, Murray Hill and Springfield compare to the rest of Duval.
