If you’re thinking about moving to Jacksonville and Riverside keeps coming up, you’re not alone.
Riverside is one of Jacksonville’s most established historic neighborhoods, known for tree-lined streets, early 1900s architecture, walkability, and a strong sense of community. But like any neighborhood, it’s not for everyone.
Here’s what it’s actually like to live in Riverside.
Where Is Riverside?
Riverside sits just southwest of Downtown Jacksonville along the St. Johns River. It connects to Brooklyn toward downtown and flows into Avondale to the south.

Memorial Park anchors the riverfront, and that green space is a huge part of Riverside’s identity. The neighborhood offers quick access to Downtown, the hospitals, and major roadways, while still feeling distinctly residential.
The Vibe: Walkable, Historic, and Full of Personality
Riverside has energy.
Five Points is the heart of the neighborhood, with local restaurants, coffee shops, a historic theater, and small businesses that give the area its personality. King Street adds another layer with popular dining spots and nightlife.
You’ll also find:
The Riverside Arts Market (RAM)
Community festivals and events
Active parks and riverfront walking paths
This is not cookie-cutter suburbia. It’s expressive, diverse, and active.
If you value walkability and local culture, Riverside delivers.
The Homes: Early 1900s Character
Most homes in Riverside were built between the early 1900s and the 1940s.
Common architectural styles include:
Craftsman bungalows
American Foursquares
Colonial Revival homes
Original hardwood floors, trim work, fireplaces, and architectural details are common — and part of what makes the neighborhood so appealing.
But with historic homes comes age. Roofs, plumbing, electrical systems, and foundations should always be carefully evaluated. Inspections matter here.
What Daily Life Feels Like
Riverside is a neighborhood where people actually use their front porches.
You’ll see:
Dog walkers throughout the day
Runners heading toward the river
Families gathering at Memorial Park
Friends meeting up for brunch
Weekend activity around Five Points
It feels connected. You don’t have to drive everywhere to experience neighborhood life.

Riverside vs. Avondale
Riverside tends to feel a bit more energetic and eclectic.
Avondale, just to the south, feels slightly more polished and residential.
Both are historic. Both are beautiful. But they have distinct personalities.
